Builder communities near Hamilton Mill in Dacula represent one of the strongest value propositions in metro Atlanta’s new construction market. Hamilton Mill is a 2,100-acre master-planned community off Hamilton Mill Road in unincorporated Gwinnett County, with over 3,200 homes, a golf course, multiple pools, tennis courts, and 12 miles of internal trails. The surrounding area (within a five-mile radius) has attracted national builders who recognize the combination of strong Gwinnett County schools, I-85 corridor access, and buyer demand from families priced out of north Fulton.
The median new construction price within five miles of Hamilton Mill runs $380,000-$470,000. That’s $150,000-$200,000 less than comparable product in Alpharetta. The school system feeds into Mill Creek High School, which carries a GreatSchools rating of 8/10 and has one of the largest and most competitive athletics programs in the state. I’ve had three relocation buyers in the past year discover this area after initially targeting Johns Creek, all of them surprised by how much more home they could buy for the same monthly payment.
Active builder communities
Reunion at Hamilton Mill is a Lennar community about two miles north of the Hamilton Mill main entrance, off Fence Road. Lennar’s “Everything’s Included” model means upgrades like quartz countertops, LVP flooring, and smart home systems come standard. Three- and four-bedroom homes from the mid-$400s to upper $500s. Floor plans range 2,400-3,600 square feet. The community has a pool and clubhouse, and the Hamilton Mill trail system is accessible via a pedestrian connection.

Ozora Lake sits approximately three miles east of Hamilton Mill, off Ozora Road near the Barrow County line. Smith Douglas Homes is the builder, offering three- and four-bedroom plans from the upper $300s to mid-$400s. This is the entry-level new construction option in the Hamilton Mill area, and it’s where first-time buyers and investors have been concentrating. Lot sizes are smaller (0.15-0.20 acres) but the homes are well-finished for the price point. Drive time to Hamilton Mill’s amenities: about 5 minutes.
Northbrook at Hamilton Mill is a Pulte Homes community on Thompson Mill Road, roughly 1.5 miles south of Hamilton Mill’s main entrance. Pricing starts in the low $400s for three-bedroom plans and reaches the low $500s for the four-bedroom options with finished basements. Pulte’s consumer science floor plans are designed around traffic flow and sight lines, and buyers consistently rate the layout quality higher than the lot sizes (which average 0.18 acres). The community’s location puts residents within a 3-minute drive of the Hamilton Mill Village shops.
The Hamilton Mill ecosystem
What sets this area apart from other Gwinnett County communities is the existing infrastructure. Hamilton Mill was built in phases starting in the late 1990s, which means the surrounding commercial development has had 25 years to mature. You’re not waiting for a town center to be “coming soon.” It’s already here.
Hamilton Mill Village (the commercial center at the intersection of Hamilton Mill Road and Dacula Road) includes a Publix, restaurants (Three Dollar Cafe, Firehouse Subs, a Korean BBQ that’s consistently packed on Friday nights), a UPS Store, a Starbucks, and medical offices. The daily errands all happen within a 5-minute drive.
The golf course (Hamilton Mill Golf Club) is a public course with 27 holes designed by Denis Griffiths. Green fees run $45-$75. It’s not private, which means access without a $25,000 initiation fee. The course condition is solid, and weekend tee times book up a week in advance.
The trail system within Hamilton Mill connects to sidewalks and multi-use paths that feed into Gwinnett County’s larger trail network. A family can bike from the community pool to Hamilton Mill Village for ice cream on a Saturday afternoon without touching a major road.
Schools and the Mill Creek cluster
The school cluster serving the Hamilton Mill area is one of Gwinnett County’s strongest.
Elementary: Hamilton Mill Elementary or Dacula Elementary (both GreatSchools 7-8/10). Middle: Osborne Middle (7/10). High: Mill Creek High School (8/10).
Mill Creek High has an enrollment of approximately 3,100 students, making it one of the largest high schools in Georgia. The size brings resources: AP course offerings that rival private schools, a fine arts program with a recently renovated auditorium, and athletics facilities that include a turf field, an eight-lane track, and a competitive swim program.
For families coming from private school backgrounds (which is common among relocation buyers from the Northeast and Midwest), the breadth of Mill Creek’s programming often removes the private school cost from the budget. That $18,000-$24,000 annual savings can be redirected toward a higher home budget.
Commute from Hamilton Mill
The commute picture from Hamilton Mill depends heavily on your direction.
I-85 southbound to Gwinnett Place/Jimmy Carter Boulevard employment corridor: 12-15 minutes. This corridor includes major employers in logistics, technology, and healthcare.
I-85 southbound to Perimeter Center (Dunwoody): 30-35 minutes off-peak, 50-65 minutes in morning rush.
I-85 southbound to Buckhead: 35-40 minutes off-peak, 55-75 minutes in peak traffic.
GA-316 eastbound to Lawrenceville (Gwinnett County seat): 15 minutes.
GA-316 to I-85 to GA-400 (Alpharetta tech corridor): 35-45 minutes off-peak. This is the commute path that limits Hamilton Mill’s appeal for Windward/Northpoint workers. For those buyers, Cherokee or Forsyth County makes more sense.
The I-85 widening project through Gwinnett County (completed in phases through 2025) has improved traffic flow measurably. Pre-widening, the morning commute to Perimeter Center averaged 55-65 minutes. Post-widening, it’s closer to 45-50 minutes. The improvement isn’t dramatic, but 10-15 minutes of daily commute savings compounds into quality of life.
Why this area is accelerating
Dacula’s median home price crossed $400,000 for the first time in Q3 2025. That milestone reflects an acceleration pattern I’ve seen before in other metro Atlanta submarkets (specifically, this is where Holly Springs and Canton were in 2019, right before they went on a 40%+ appreciation run over five years).
The drivers are aligned: school quality is stable, employment access via I-85 is improving, builder investment is increasing, and the price gap versus north Fulton remains wide enough to attract price-conscious families who refuse to sacrifice school quality. Three national builders broke ground on new communities within five miles of Hamilton Mill in 2025 alone. That level of builder commitment signals professional confidence in the area’s five-year trajectory.
