The luxury home builders Atlanta comparison gets complicated fast. At the $700K to $1.5M price point, you’re not just choosing between floor plans. You’re choosing between fundamentally different building philosophies, different levels of customization, and different definitions of what “luxury” includes in the base price. The gap between a $750,000 home from one builder and a $750,000 home from another can be six figures worth of finish quality, lot position, and architectural detail.

I’ve worked in the luxury new construction segment since my early years at John Wieland Homes, where I managed sales for communities pricing from $500K to over $1M. At Stonecrest Homes, I oversaw the sales and marketing operation for a builder whose entire product line sat above $600K. That experience taught me how to evaluate luxury builders beyond the model home presentation, which is designed to impress. The real evaluation happens in the construction documents, the design center pricing, and the homes that have been lived in for two years.

Toll Brothers: the national luxury standard

Toll Brothers is the only publicly traded luxury homebuilder with a significant presence in Atlanta. Their Georgia communities concentrate in Johns Creek, Milton, Alpharetta, and east Cobb, with prices ranging from the mid-$700s to over $1.2M.

What separates Toll Brothers from other builders at this price point is the depth of their design studio. The Toll Brothers Design Studio experience runs two to three full days. Buyers choose from hundreds of options across every category: countertops, cabinetry, flooring, lighting, hardware, tile, exterior stone and brick, and structural modifications. The design consultant guides the process, but you’re making decisions about things most production builders never offer (under-cabinet lighting placement, mudroom locker configurations, the exact profile of your crown molding).

Floor plans run 3,200 to 5,500+ square feet. Standard exterior materials include full brick or stone facades with architectural-grade roofing. Interior standards include site-finished hardwood on the main level, quartz or granite throughout, and 10-foot main-floor ceilings.

I took a buyer through the Milton community on Birmingham Highway last year. She was relocating from a Toll Brothers home in Pennsylvania and wanted the same level of finish she was accustomed to. The Atlanta product matched. The pricing, she noticed, ran about 15% lower than comparable Toll Brothers communities in the Philadelphia suburbs, which is typical of the Atlanta luxury market’s relative value position.

Toll Brothers’ limitation is timeline. Because of the customization depth, to-be-built homes take 10 to 14 months from contract to closing. Buyers who need to close in six months should look at their quick move-in inventory, which is limited in the luxury communities.

Ashton Woods: design-forward with energy efficiency

Ashton Woods builds in Alpharetta, Milton, Johns Creek, and Marietta with pricing from the mid-$600s to just over $1M. They position themselves as a design-forward builder, and the claim holds up. Their floor plans emphasize open sightlines, natural light, and contemporary interior architecture (clean-lined cabinetry, floating shelves, integrated appliance panels) that reads more modern than Toll Brothers’ traditional aesthetic.

Their standard energy package exceeds Georgia code by a noticeable margin. Spray foam insulation in the attic, ENERGY STAR-rated HVAC systems, and Low-E windows come standard. Over a 10-year ownership period, that energy package saves roughly $200 to $300 per month compared to a code-minimum home of comparable size. Most buyers don’t think about utility costs when choosing a builder. They should.

The design center experience is strong but not as deep as Toll Brothers. Selections typically run one to two days. Structural modifications are available but limited compared to what Toll offers.

Where Ashton Woods stands out is in their smaller, more intentionally designed communities. You won’t find 300-lot Ashton Woods subdivisions. Their communities run 40 to 120 homesites, which means less construction traffic during buildout and a faster path to a finished neighborhood feel. For buyers considering the living in Alpharetta or living in Milton areas, Ashton Woods communities often sit on premium land positions that larger builders couldn’t acquire at scale.

Edward Andrews Homes: Atlanta-born boutique luxury

Edward Andrews is a Georgia-based builder with a 25+ year track record in the north metro luxury market. Communities in Milton, Alpharetta, Marietta, and Roswell price from the high $600s to $1.3M+.

The key differentiator is local control. Edward Andrews doesn’t answer to a corporate office in another state. Design decisions, pricing adjustments, and community planning happen locally. That translates to faster responses on custom requests. I’ve seen Edward Andrews approve structural modifications (adding a keeping room, extending a covered patio, relocating a staircase) that national builders would decline as non-standard.

Their architectural style leans traditional with craftsman and farmhouse influences. Exterior elevations feature real stacked stone, board-and-batten accents, and covered front porches scaled to be functional (meaning you can actually put furniture on them). Interior finishes at the base level include quartz countertops, soft-close cabinetry, hardwood on the main level, and tile surrounds in the owner’s bath.

Community sizes are intimate. Edward Andrews typically develops 20 to 60 homesites per community, often on wooded lots with mature tree preservation. If you want a neighborhood that feels established within a year of the first closing rather than a construction zone for three years, their community scale delivers that.

The tradeoff is price per square foot. Edward Andrews runs about $15 to $25 higher per square foot than Toll Brothers and Ashton Woods at comparable floor plan sizes. You’re paying for the local builder premium: tighter quality oversight, more responsive customer service, and the ability to customize beyond standard options.

SR Homes: the semi-custom bridge

SR Homes (a division of Suwanee-based Stafford Homes) operates in the $650K to $1M+ range across Forsyth, Fulton, and Gwinnett counties. They occupy an interesting position between production luxury and full custom building.

Their semi-custom model allows buyers to modify floor plans more extensively than any other builder on this list. Want to flip the owner’s suite to the opposite side of the house? SR Homes will price it. Want to add a basement with a separate entrance for a mother-in-law suite? They’ve done it. This flexibility comes from their in-house design team, which produces custom architectural drawings for each modification.

Standard finishes are competitive: hardwood throughout the main level, quartz countertops, Rinnai tankless water heaters, and full irrigation systems. Their communities in south Forsyth and north Gwinnett offer lot sizes from a quarter acre to over an acre, which is increasingly rare at this price point in those counties.

The construction timeline reflects the semi-custom approach. Plan modifications add 4 to 8 weeks to the pre-construction phase, and build times run 9 to 13 months depending on complexity. Buyers who choose SR Homes are generally comfortable with a longer timeline in exchange for a home that matches their specifications more precisely.

How luxury buyers in Atlanta typically decide

After guiding buyers through the luxury segment for nearly two decades, I’ve noticed the decision usually comes down to one of three priorities.

Buyers who prioritize finish depth and brand recognition lean toward Toll Brothers. The design studio experience is unmatched in this market, and the Toll Brothers name carries weight for resale.

Buyers who prioritize energy efficiency and contemporary design gravitate toward Ashton Woods. Their modern aesthetic appeals to buyers moving from urban condos or lofts into suburban homes for the first time.

Buyers who prioritize flexibility and local builder relationships choose Edward Andrews or SR Homes. These buyers often have a specific vision for their home that doesn’t fit a standard floor plan, and they value working with a builder who will collaborate on modifications.

The mistake I see most often at this price point is visiting model homes without a framework for comparison. A $900,000 model home from any of these builders will impress you. The model is designed to do exactly that. The real questions are about what’s standard versus upgraded in that model, what the lot premiums look like for desirable positions, and how the builder handles warranty claims after the sale.
