Homes near Halcyon in Forsyth County put you within walking distance of one of metro Atlanta’s newest mixed-use developments and within the boundary of Georgia’s top-ranked public school system. Halcyon sits at the intersection of McFarland Parkway and GA-141 in south Forsyth County, about two miles east of GA-400 at Exit 12. The development opened in phases starting in 2019 and now includes Antico Pizza (the same wood-fired operation that started in Atlanta’s Westside), MACROBARe, Bonefish Grill, an event lawn with regular live music, a splash pad, and retail ranging from boutique fitness studios to a dermatology practice.
The draw for homebuyers is simple. Halcyon delivers a dining and entertainment experience that previously required a drive to Alpharetta or Avalon, but the surrounding home prices are $100,000-$150,000 lower.
Builder communities within a 10-minute drive
Sharon Springs (Ashton Woods) is the community most directly tied to the Halcyon development, located less than a mile south on Sharon Road. Three- and four-bedroom homes from the mid-$500s to upper $600s, 2,400-3,400 square feet. The community has its own pool and amenity center, but the proximity to Halcyon means residents walk to dinner rather than drive to it. The path from Sharon Springs to Halcyon’s main plaza takes about 8 minutes on foot.

Thornton at Halcyon (Pulte Homes) sits immediately adjacent to the Halcyon development, with townhome and single-family product from the upper $400s to mid-$500s. This is the highest-density new construction option in the area, with smaller lots (0.10-0.13 acres) offset by the walkability factor. Pulte designed the floor plans with open main levels and rooftop decks that face Halcyon’s event lawn. On concert nights, residents can hear the music from their decks.
The Park at Windermere (Meritage Homes) is approximately 3 miles north of Halcyon, off Bethelview Road. Three- and four-bedroom homes from the low $500s to mid-$600s on quarter-acre lots. The community includes a swimming pool, playground, and walking trails. Drive time to Halcyon: about 6 minutes via McFarland Parkway.
Why south Forsyth is outperforming on appreciation
South Forsyth County has appreciated 45-52% over the past five years, leading the metro. The Halcyon corridor is near the center of that growth. Three factors compound here.
First, Forsyth County Schools. The district ranks in the top three statewide, and the schools serving the Halcyon area are among the strongest in the county. Lambert High School (GreatSchools: 9/10) is the primary high school feeder for communities near Halcyon. Lambert consistently ranks in the top 10 public high schools in Georgia for college readiness metrics. Families moving from north Fulton to south Forsyth often cite school quality as the deciding factor, not the price savings.
Second, the commercial development density. Halcyon was the catalyst, but the surrounding corridor (McFarland Parkway, GA-141, Peachtree Parkway) has added Whole Foods, Target, HomeGoods, and over 40 restaurants in the past five years. The “there’s nothing up there” objection that Forsyth County used to face no longer applies. The retail infrastructure now matches Alpharetta’s.
Third, the GA-400 express lanes. Before the express lanes, Forsyth County’s 400 corridor was a commute compromise. Now it’s a commute calculation. A $10 toll buys you 20 minutes of saved time. For dual-income households commuting to Buckhead or Perimeter Center, the express lane makes Forsyth County’s pricing advantage financially rational.
I watched this same pattern in Holly Springs and Canton between 2018 and 2022. Commercial development arrives, schools improve, transportation infrastructure upgrades, and then appreciation accelerates. South Forsyth is further along in that cycle, which means the appreciation rate will moderate from 8-10% to 4-5% over the next three years. But the absolute value growth on a $500,000 home at 5% annual appreciation is still $25,000 per year. That’s real wealth.
School zones near Halcyon
Elementary: Shiloh Point Elementary (GreatSchools: 9/10) or Mashburn Elementary (8/10), depending on the specific community. Middle: South Forsyth Middle (8/10). High: Lambert High School (9/10).
Lambert’s campus sits about 4 miles north of Halcyon on Nichols Road. The school opened in 2009 and has a strong AP program (29 AP courses offered), competitive STEM and robotics teams, and a performing arts center that draws standing-room crowds for fall and spring productions. The athletics program includes one of the strongest track and swim programs in Georgia Class AAAAAAA.
For families with elementary-age children, Shiloh Point Elementary is the zone to target. Shiloh Point’s 9/10 rating reflects strong reading and math proficiency scores, small class sizes (22:1 student-teacher ratio), and a STEM-focused curriculum with a dedicated innovation lab.
Daily life near Halcyon
Halcyon is the social anchor, but daily life extends along the McFarland Parkway and Peachtree Parkway corridors.
Morning routine: drop-off at Shiloh Point or Mashburn (5-8 minutes). Coffee at Land of a Thousand Hills in Halcyon (if you can resist Antico’s espresso counter). Grocery at Whole Foods on Peachtree Parkway (7 minutes) or Publix on McFarland (4 minutes).
Weekend rhythm: Saturday morning at the Cumming Fairgrounds farmers market (15 minutes north, seasonal), lunch at Halcyon (Antico pizza or one of the rotating pop-up food concepts), afternoon at the Halcyon splash pad with kids or a walk through the adjacent greenspace. Sunday brunch at Buttermilk Kitchen on Peachtree Parkway.
Fitness: Orange Theory and CycleBar are both within the Halcyon development. The Collection at Forsyth (8 minutes south) has additional gym and yoga options.
Medical: Northside Hospital Forsyth is 12 minutes west on GA-400. Pediatric and family practice offices have clustered along McFarland and Peachtree Parkway within 5 minutes of most Halcyon-area communities.
Commute context
GA-400 southbound to Alpharetta tech corridor (Windward/Northpoint): 12-15 minutes. This is the commute that makes Halcyon-area homes particularly attractive to tech workers. You save $120,000 on the home and add 5 minutes to the commute versus living in Alpharetta proper.
GA-400 southbound to Perimeter Center: 22-28 minutes off-peak, 38-50 in rush. Express lane: 18-22 minutes, $6-$10 toll.
GA-400 to Buckhead: 28-35 minutes off-peak, 48-65 in rush. Express lane: 25-30 minutes, $8-$12 toll.
