If you’re searching for new construction near Avalon Alpharetta, you’re targeting one of the most competitive real estate corridors in metro Atlanta. I’ve sold homes in communities within five miles of Avalon for over a decade. The demand is consistent and the appreciation has been strong: properties within a 10-minute drive of Avalon have appreciated 6-8% faster than the Alpharetta median over the past five years.
Communities within a 10-minute drive
The Terraces at Johns Creek Walk sits about 3.5 miles east of Avalon on Johns Creek Walk, off Old Alabama Road. Ashton Woods is the builder, offering three- and four-bedroom plans from the mid-$500s to low $700s. The townhome-style floor plans run 2,000-2,800 square feet with rooftop terraces and two-car garages. Drive time to Avalon: roughly 8 minutes via Old Milton Parkway. The community is technically in Johns Creek, but the school zone (Northview High School) draws Alpharetta buyers who don’t mind the Johns Creek address.

Lakeside at Town Center is a Toll Brothers community approximately 4 miles south of Avalon, near the Alpharetta City Center development on Academy Street. Pricing starts in the upper $600s for three- and four-bedroom single-family detached homes, 2,400-3,600 square feet. The location puts residents within walking distance of Alpharetta’s own downtown dining and events scene, and Avalon is a 7-minute drive north on GA-400 or Main Street.
Marlowe at Windward sits 5 miles north of Avalon along Windward Parkway, built by Pulte Homes. The community targets the $550,000-$700,000 range with Colonial and Craftsman elevations on quarter-acre lots. Windward Parkway connects directly to GA-400, so the commute to Avalon is about 9 minutes heading south. The Windward YMCA and Windward-area restaurants (Bhojanic, Moxie Burger, SweetWater Brewing at The Collection) are within a 3-minute drive.
What the Avalon proximity premium looks like
When I pull FMLS comparable data, homes within a two-mile radius of Avalon sell for $28-$42 per square foot more than comparable new construction in communities five to eight miles away in the same school district. That premium reflects the lifestyle access: you can walk to dinner, catch a movie, and browse Anthropologie without getting back in your car. For buyers relocating from urban markets (Chicago, New York, the Bay Area), this walkability is a non-negotiable criterion.
The premium also protects resale value. During the 2023-2024 rate shock, when some north Fulton communities saw days on market stretch from 12 to 28, properties near Avalon averaged 16 days. The demand floor held because Avalon-adjacent homes attract a buyer pool that includes both local move-up buyers and relocation buyers, two demand sources instead of one.
School zones to know
The school zone assignments near Avalon split between Alpharetta and Johns Creek depending on the specific community location.
Most communities west of GA-400 and north of Old Milton Parkway feed into Alpharetta High School (GreatSchools rating: 8/10). Communities east of GA-400 or south of Haynes Bridge Road often feed into Northview High School in Johns Creek (GreatSchools rating: 9/10) or Centennial High School in Roswell (8/10). Both districts are Fulton County Schools, which ranks among the top five systems in metro Atlanta.

Commute context from Avalon
Avalon’s location at GA-400 and Old Milton Parkway provides a commute anchor that new construction buyers should think about beyond the dinner-and-shopping appeal.
Buckhead: 25 minutes south on GA-400 (off-peak), 40-50 minutes during morning rush. The express lane cuts 10-15 minutes but costs $4-$12 depending on congestion pricing.
Midtown Atlanta: 30 minutes via GA-400 to I-85 (off-peak), 50-65 minutes in peak traffic.
Perimeter Center (Dunwoody): 15 minutes south on GA-400. This is the commute that drives a lot of Avalon-area demand, given the concentration of corporate offices at Perimeter.
Atlanta Tech Village/North Springs MARTA: 18 minutes south on GA-400. Park-and-ride at North Springs and take MARTA to Midtown or downtown in 20 minutes.

I walked the greenway section near Wills Park last month. The trail surface was freshly repaved, and the city had added wayfinding signage and a new parking area at the Haynes Bridge Road access point.
