Biggest new home builders in Atlanta

If you’re shopping for new home builders in Atlanta GA, the list is long. More than 60 production and semi-custom builders hold active permits across the metro area right now. Some of them build 3,000 homes a year in Georgia alone. Others build 30, and those 30 might be the ones worth paying attention to.

I’ve spent the better part of two decades working with, selling for, and competing against the builders on this list. As a former Division Sales Manager at John Wieland Homes and VP of Sales and Marketing at Stonecrest Homes, I’ve sat in the pricing meetings, reviewed the cost sheets, and watched communities go from raw land to sold-out phases. That experience shapes how I evaluate every builder a buyer considers today.

This is not a ranking. Builders serve different price points, different geographies, and different buyer profiles. What I’ll give you here is an honest breakdown of who builds what, where they build it, and what to watch for when you’re comparing communities across north metro Atlanta.

The national production builders

These companies build thousands of homes per year across multiple states. Their Georgia divisions operate with corporate pricing structures, centralized design centers, and standardized floor plans. Volume gives them purchasing power on materials, which keeps base prices competitive. The tradeoff is flexibility. Production builders rarely modify structural elements of a floor plan once the community’s product line is set.

Lennar

Lennar is the largest homebuilder in metro Atlanta by permit volume. Their Everything’s Included program bundles upgrades (quartz countertops, stainless appliances, smart home wiring) into the base price, which simplifies the buying process but limits customization. You get what’s in the package.

Active communities stretch from Cumming and Canton down through Buford, Snellville, and south Fulton. Price ranges run from the low $300s in their Express-tier communities to the mid-$600s in their premier subdivisions in Forsyth County. I’ve noticed Lennar’s absorption rates in Cherokee County running about 6 to 8 sales per month in their strongest communities through late 2025, which tells you something about demand at that price point.

DR Horton and Express Homes

DR Horton is the largest homebuilder in the country by unit volume, and their Express Homes brand targets the entry-level buyer aggressively. Base prices in the low $200s to low $300s exist in communities south and east of the city, places like Hampton, McDonough, and Covington. The standard DR Horton product sits in the $350K to $550K range across Gwinnett, Paulding, and parts of Cherokee County.

The construction timeline on a DR Horton spec home can be fast. I’ve seen contracts to close in under 45 days on completed inventory. That speed matters if you’re relocating with a hard start date.

Pulte Homes

Pulte builds across a wider price spectrum than most national builders in this market. Their Del Webb brand targets active adult buyers (55+), their Centex brand covers the entry level, and the Pulte Homes brand handles the move-up segment from the mid-$400s to low $700s.

Where Pulte differentiates is their Consumer Inspired design process. They invest in buyer research, and you can see it in the floor plans. The practical layout details (kitchen sight lines to the family room, owner’s suite placement away from secondary bedrooms, flex spaces near the entry) reflect actual feedback from previous buyers. Communities in Alpharetta, Milton, and Johns Creek tend to sell at a premium over comparable product from other nationals. Smith Douglas Homes

Smith Douglas is technically headquartered here (Woodstock, Georgia), which gives them a regional advantage in land acquisition and subcontractor relationships. They build from the low $300s to mid-$500s, primarily in Cherokee, Forsyth, Paulding, and Bartow counties.

Their model is no-frills production building with a focus on keeping the base price low. Included features are more basic than Lennar’s bundled approach or Pulte’s design-center upgrades. Buyers who want granite, hardwood, or upgraded cabinetry will add $15,000 to $40,000 at the design center. That’s not a criticism. Some buyers want the control of choosing exactly where their dollars go.

Toll Brothers

Toll Brothers occupies the luxury end of the national builder spectrum in Atlanta. Communities in Johns Creek, Milton, Alpharetta, and Marietta price from the mid-$600s to over $1.2M. Floor plans run 3,000 to 5,500+ square feet with a level of architectural detail (coffered ceilings, site-finished hardwood, stone and brick exteriors) that most production builders don’t attempt.

I had a relocation buyer from New Jersey last year who knew Toll Brothers from the Northeast and specifically wanted their Atlanta product. The design center experience took two full days. That’s not unusual for Toll. The customization options are extensive, and the selections process is genuinely enjoyable if you like making decisions about a house. Century Communities

Century Communities acquired Ashton Woods’ entry-level brand and expanded aggressively into the Atlanta market over the past three years. They build in the $300K to $550K range across Gwinnett, Hall, and Barrow counties, with newer communities pushing into south Forsyth.

Their included features package sits between DR Horton’s baseline and Lennar’s Everything’s Included level. Worth watching if you’re shopping the $400K to $500K range in the I-85 northeast corridor.

Davidson Homes

Davidson entered the Atlanta market more recently and builds primarily in the $350K to $550K range. Their communities skew toward Cherokee and Forsyth counties, competing directly with Smith Douglas and Meritage for the first-time and young-family buyer.

Construction quality has been consistent in what I’ve seen across their Georgia communities. They’re still building brand recognition in this market, which occasionally works in the buyer’s favor during incentive negotiations.

The regional and boutique builders

Regional builders build fewer homes per year but often deliver more customization, tighter quality control, and deeper relationships with local subcontractors. They know the permitting quirks in specific counties. They know which lot positions in a community will have tree-save areas and which will look out at the next phase’s construction for 18 months.

Rocklyn Homes

Rocklyn builds townhomes and single-family detached homes across intown Atlanta, Decatur, Brookhaven, and Smyrna. Price points range from the low $400s for townhomes to the low $700s for detached product. Their communities tend to be smaller (30 to 80 homesites) with tighter lot spacing than suburban builders, which is the nature of infill development.

If you’re looking for new construction inside the perimeter, Rocklyn is one of the most active builders in that geography.

Patrick Malloy Communities

Patrick Malloy focuses on the luxury segment in west Cobb, Paulding, and Douglas counties. Their communities feature larger lots (half-acre to full-acre) and semi-custom floor plans with brick and stone exteriors. Price points from the mid-$500s to $800K+.

I’ve competed against Patrick Malloy communities in west Cobb for years. Their product quality is strong, and their onsite sales teams know the local market well. Buyers who want a luxury feel without Alpharetta or Milton pricing often end up comparing Patrick Malloy communities to builders in east Cobb.

Providence Group

Providence Group builds in Gwinnett and north Fulton with a product mix that ranges from townhomes in the $400s to single-family homes in the $700s. Their communities in Suwanee and Sugar Hill have been consistent performers.

They’re one of the builders I recommend buyers visit when the conversation turns to communities with strong swim-tennis amenity packages and above-average common area maintenance.

These ranges shift by community and by quarter. A builder running a promotion in a slow-absorbing community might offer $25,000 in incentives that effectively drops them into a lower price tier for that specific neighborhood. I track those incentive shifts weekly.

What the list doesn’t tell you

A list of builders, no matter how detailed, can’t tell you which builder is right for your specific situation. The builder that’s perfect for a family relocating from Chicago with a January start date is not the same builder that’s right for a local move-up buyer who can wait eight months for a to-be-built home.

Floor plan fit, lot position, school zone, commute time, incentive timing, and construction timeline all factor into the decision. I’ve walked model homes in every community these builders operate in metro Atlanta. The sales centers show you the best version of the product. The construction sites and the completed neighborhoods tell a different story, and that’s where the real evaluation happens.
