New homes near Vickery Village in Cumming sit at the intersection of south Forsyth County’s best schools, a walkable town center, and new construction pricing that runs $130,000-$160,000 below comparable communities in Alpharetta. Vickery Village itself is a new urbanist development on Old Atlanta Road, roughly two miles east of GA-400 at Exit 13. It has a village green with restaurants, a brewery (Southern Brewing + Winemaking), a Saturday morning market, and the kind of sidewalk connectivity that makes residents feel like they live in a small town rather than a subdivision off a six-lane highway.
I bring buyers to Vickery Village before showing them a single home in the area. Walking the village at 10 a.m. on a weekday tells you what daily life actually looks like. The coffee shop has regulars. The dog park is active. The playground equipment is maintained. These details signal a community that functions, not one that looks good in a rendering.
Builder communities within a 10-minute drive
Vickery at Edgewater is the closest new construction community to Vickery Village, less than a mile east on Old Atlanta Road. Meritage Homes offers three- and four-bedroom plans from the low $500s to mid-$600s. Floor plans run 2,200-3,200 square feet on quarter-acre lots. The community has a pool, a playground, and sidewalk trails that connect toward the village. The walk from the community entrance to the first restaurants in Vickery Village takes about 12 minutes.

Brookmere at Johns Creek (not to be confused with the Johns Creek city, this is in unincorporated Forsyth County) is a Smith Douglas community approximately 3 miles south of Vickery Village on Ronald Reagan Boulevard. Three- and four-bedroom homes from the upper $400s to mid-$500s. Smith Douglas specializes in the value segment of new construction, and their finishes are clean without the luxury pricing. Drive time to Vickery Village: about 6 minutes.
The Reserve at Lakewood sits roughly 4 miles northwest, off Post Road, built by Pulte Homes. This community targets the $480,000-$580,000 range with three- to five-bedroom plans on larger lots (many approaching a third of an acre). Forsyth County schools, same as Vickery Village area properties. Drive time to the village: 7-8 minutes via Pilgrim Mill Road.
Why the Vickery Village area outperforms on value
The pricing dynamics in this pocket of south Forsyth are driven by two factors that most buyers don’t connect.
First, the land cost. Developers in this corridor acquired land at $18,000-$24,000 per lot between 2018 and 2021, compared to $35,000-$55,000 per lot in Alpharetta during the same period. Builders pass some of that savings through to the buyer in the form of lower base prices and more generous incentive packages. The home you’re buying is built with the same materials and comparable labor costs. The lot is what’s different.
Second, the builder competition. Five national builders are active within a five-mile radius of Vickery Village. When Meritage raises prices, Smith Douglas and Pulte offer competing incentives. The buyer benefits from this competitive tension. I track builder incentive packages in this corridor weekly, and Q4 2025 saw closing cost credits averaging $14,800 per transaction. The same builders’ Alpharetta communities offered $8,200 during the same period. The difference isn’t generosity. It’s competition.
Schools in the Vickery Village zone
This is the factor that pulls families from north Fulton County into south Forsyth. Forsyth County Schools has maintained a top-three ranking in Georgia for over a decade, and the schools serving the Vickery Village area reflect that consistency.
Elementary feeder: Whitlow Elementary (GreatSchools: 9/10). Middle: Piney Grove Middle (8/10). High school: West Forsyth High (8/10).
West Forsyth opened in 2013 and has quickly built a reputation for strong STEM programming and a competitive athletics program. The facility itself is newer than most high schools in north Fulton, which matters to families with children entering 9th grade. The building has modern science labs, a performing arts center, and athletic facilities that rival private schools.
The practical impact on real estate: homes zoned for West Forsyth sell an average of 8 days faster than the Forsyth County median, and the per-square-foot premium for West Forsyth zone properties has grown from $6/sq ft in 2020 to $14/sq ft in 2025.
Daily life and commute context
Vickery Village gives the area a walkable anchor, but the broader daily routine extends along Old Atlanta Road and GA-400.
Grocery shopping: Publix on Peachtree Parkway (4 minutes), Kroger on Bethelview Road (6 minutes). Target, HomeGoods, and Marshalls are clustered at The Collection at Forsyth (8 minutes, Exit 13 on GA-400).
Dining beyond the village: Halcyon (12 minutes south on GA-400, Exit 11-12) adds another mixed-use dining and entertainment option. The Halcyon development has Antico Pizza, MACROBARe, and an event lawn with live music on weekends.
Medical: Northside Hospital Forsyth is 10 minutes west on GA-400. Piedmont Urgent Care is 5 minutes south on Peachtree Parkway.
Commute to Buckhead: 32-40 minutes via GA-400 (off-peak), 50-65 minutes in morning rush. Express lane cuts 15-18 minutes off the peak commute for $8-$12.
Commute to Alpharetta tech corridor (Windward/Northpoint): 15-20 minutes south on GA-400. For buyers working at Microsoft, Honeywell, or ADP in the Windward corridor, the Vickery Village area offers the best price-to-commute ratio in metro Atlanta.
What I tell buyers about this area
Two things to consider before choosing a community near Vickery Village.
Construction traffic is real right now. South Forsyth is one of the most active building corridors in the Southeast, and the road widening on Peachtree Parkway and Majors Road means temporary lane closures and detours that add 5-10 minutes to your daily routine. The construction has a completion target of late 2027, and the finished roads will significantly improve traffic flow. But the next 18 months will test your patience.
Also watch HOA fees carefully. Newer communities with amenity packages (pools, clubhouses, walking trails, pocket parks) charge HOA fees in the $175-$250/month range. Older communities near the village with fewer amenities run $75-$120. Over a five-year hold, that $100/month difference adds up to $6,000. Make sure the amenities match how your family actually lives.
