Buying and building new construction homes in metro Atlanta
The design center appointment is where new construction builder upgrades in Atlanta separate disciplined buyers from emotional ones. You walk into a room full of tile samples, cabinet finishes, countertop slabs, and lighting fixtures. Everything is beautiful. Everything has a price tag. And the total at the bottom of the options sheet can climb $40,000…
Knowing how to negotiate with a home builder in Atlanta starts with understanding one thing: builders negotiate differently than individual sellers. A homeowner selling a resale property has emotional attachment, a personal timeline, and a single transaction to close. A builder has a financial model, a community absorption schedule, and 40 to 200 lots to…
The new construction timeline in Atlanta that a builder quotes you and the timeline you actually experience are almost never the same number. A production builder will tell you 7 to 9 months from contract to closing. The real number, based on what I have tracked across dozens of communities in Forsyth, Fulton, Cherokee, and…
If you’re shopping for new home builders in Atlanta GA, the list is long. More than 60 production and semi-custom builders hold active permits across the metro area right now. Some of them build 3,000 homes a year in Georgia alone. Others build 30, and those 30 might be the ones worth paying attention to….

New construction property taxes in Georgia catch most buyers off guard in the second year of ownership. The county assesses your home at land-only value during construction and through most of year one. When the reassessment hits in year two or three, your property tax bill can triple. On a $500,000 new construction home in…
Brick vs wood frame homes in Atlanta is one of the first questions I hear from relocation buyers, and the answer usually surprises them. A buyer from Tampa or Houston walks into a new construction community in Alpharetta, sees wood framing going up everywhere, and immediately worries about build quality. They’re used to CMU block…
Pre-construction homes in Atlanta give buyers a way to lock in pricing, choose a lot, and select finishes months before a home is complete. For buyers watching new construction communities across metro Atlanta, the reservation window is where the real financial advantage lives. Velocity Real Estate tracks pre-construction releases across north metro Atlanta and connects…
The Georgia Dream program gives first-time home buyers in Georgia up to $10,000 toward their down payment and closing costs, and up to $12,500 for public protectors, educators, nurses, and households with a member living with a disability. The assistance is a zero-interest deferred loan: no monthly payment, nothing due until you sell, refinance, or…
